What shapes flooring work in Toronto?
In the old city, the floor you already own is often the best floor in the house. Under broadloom in a century home there is frequently original two and a quarter inch oak or fir strip, sometimes with a border, and refinishing it costs less than replacing it and produces something no new product matches. What complicates those jobs is everything around them: plaster walls that do not like vibration, radiators to work around, stairs that have settled, and street parking that needs a permit for a full day of loading. Downtown and along the waterfront it is a different set of constraints. Most condominium declarations set a minimum acoustic rating for hard surface flooring and require the corporation to approve the assembly, with a booked service elevator, a loading dock window and certificates of insurance filed before the crew arrives. Telling us which of these you are dealing with on the first call is what gets you a quote that holds.
Century homes
Expect original strip flooring under carpet, uneven subfloors, plaster that does not like vibration, and repairs where walls or radiators were moved.
Downtown condos
Check the declaration for the acoustic rating, get corporation approval, and book the service elevator and loading dock before the material is ordered.
Semis and rowhouses
Narrow rooms, shared walls that transmit sound, tight stair turns for carrying material, and street parking that often needs a City permit for the day.
