Toronto

Toronto housing runs from Victorian semis with original strip flooring hidden under three layers, to towers where the corporation has to approve your underlay before anything is delivered. Both are normal here, and both need the questions asked before the quote, not after.

North York holds a lot of solid post-war housing with hardwood still under the carpet, alongside a dense condo corridor along Yonge and a large number of finished basements and secondary suites. The three need very different flooring plans.

Scarborough

Scarborough is full of 1960s and 1970s bungalows, backsplits and sidesplits, which means multiple floor levels, sunken living rooms, tiled entries and a great deal of hardwood that has been under carpet since it was installed.

Etobicoke covers two very different flooring markets: established houses through the Kingsway and Islington where wide plank and full refinishing are the norm, and the waterfront condo corridor at Humber Bay where the building rules govern everything.

Mississauga

A large share of Mississauga housing was built between the late 1970s and the 2000s with builder-grade oak strip on the main floor and carpet everywhere else. Thirty years on, most of that oak is ready for its first or second refinish, and the carpet is ready to go.

Vaughan

Vaughan homes are large, open and often built to a high finish standard, which is exactly the condition where wide plank engineered hardwood, natural stone and heated tile floors make sense, and exactly where subfloor flatness has to be taken seriously.

Markham

Markham runs from Unionville and Markham Village, where older homes need careful matching and repair, to the newer subdivisions in Cornell, Berczy and Cathedraltown, where the work is usually replacing builder-grade finishes and finishing basements.

Oakville splits between the older lakeside neighbourhoods, where floors are original and worth restoring properly, and the newer communities north of the QEW, where the specification tends toward wide plank white oak and natural stone.
